Selling a home in Prince George's County

Search for selling a house in Prince George's County and most of what comes back is cash buyers. Some sellers in Bowie, Upper Marlboro, Laurel or Hyattsville need that speed. Others may net more by listing. This page lays out the county costs and both routes so you can compare them in writing. Freddy Makinde is a licensed Maryland REALTOR with eXp Realty.

The county document carries no posted date. Confirm current rates with your title company before you rely on them. Maryland law presumes the buyer and seller split these taxes equally unless the contract says otherwise, with different rules for a first-time Maryland homebuyer (Real Property § 14-104). Your Options

A cash offer or a listing

A cash buyer usually offers a quicker closing and takes the house as-is, in exchange for a lower price. A listing puts the home in front of more buyers and usually takes longer. Ask any cash buyer for the offer in writing, then compare it with a written net estimate for a listed sale. Freddy will prepare that estimate so you can see the gap before you decide. Pricing & Preparation

Pricing and preparation

Freddy prices from recent sales that match your home on location, type, size and condition, and shows you those sales in writing.

As of the three months ending June 2026, Prince George's County's median sale price was $458,706, up 0.1% year over year, with a median of 46 days on market, seven days longer than the year before (Redfin). Only 35.5% of homes sold above list price and 19.1% saw a price cut along the way, which points to a market where sellers who price realistically from the start do better than sellers who chase last year's numbers.

Before listing:

  • Pull your SDAT property record.
  • Ask your municipality whether it needs any inspection or certificate before a sale. Rules differ between municipalities and unincorporated areas, so this is worth a phone call for your specific address rather than assuming.
  • Complete the Maryland Residential Property Disclosure and Disclaimer Statement with your agent.

The County

Which places have their own town government

Prince George's County has 27 incorporated municipalities, more than any other Maryland county. Bowie, incorporated in 1882, had 58,329 residents in 2020, and Laurel, incorporated in 1870, had 30,060. Upper Marlboro is the county seat, but the town itself had 652 residents in 2020, so many homes with an Upper Marlboro mailing address (ZIP 20772 or 20774) are outside town limits. Greenbelt, Hyattsville, New Carrollton, District Heights, Capitol Heights, Cheverly, Bladensburg, Berwyn Heights and University Park are also incorporated.

Mitchellville, Lanham, Clinton, Fort Washington, Oxon Hill, Suitland, Beltsville, Adelphi, Glenn Dale, Brandywine and Accokeek are census-designated places with no town government. Calverton and Hillandale are too, and parts of both are in Prince George's County. That matters in a sale because towns and cities set their own property tax rates, published each July by the Maryland Department of Assessments and Taxation, and a municipality may have its own requirements before a sale. Check with the town for your address.

Buying

Buying in Prince George's County

If this will be your first home in Maryland, state law helps at settlement. The state transfer tax drops to 0.25%, and the seller pays it, along with the county recordation and transfer taxes unless the contract says otherwise (Real Property § 14-104). The Maryland Mortgage Program, run by the Maryland Department of Housing and Community Development, offers 30-year fixed-rate loans and down payment and closing-cost assistance through approved lenders, with income and purchase price limits.
