Selling a home in Frederick County

Frederick County covers the City of Frederick, newer communities such as Urbana and Monrovia, and rural land with private wells and septic systems. Those differences change how a home is priced and what a buyer will ask about. Freddy Makinde is a licensed Maryland REALTOR with eXp Realty, serving Maryland and Northern Virginia.

Confirm current figures with your title company before you rely on them. Maryland law presumes the buyer and seller split these taxes equally unless the contract says otherwise, with different rules for a first-time Maryland homebuyer (Real Property § 14-104). The Maryland seller closing-cost guide compares counties and has an estimator.

Well & Septic

Homes on well and septic

A significant share of Frederick County outside the towns is served by private wells and septic systems. Buyers and lenders often ask for water testing and a septic inspection. Find out early what records exist for your system. The Frederick County Health Department's Well and Septic office is the county contact, and Maryland Geological Survey explains how to find well completion records.

Pricing & Preparation

Pricing and preparation

Freddy prices from recent sales that match your home on location, type, lot and condition, and shows them to you in writing. A home on acreage near Middletown and a townhouse in Urbana don't share comparables.

As of the three months ending August 2026, Frederick County's median sale price was $528,232, up 5.6% year over year, with a median of 45 days on market (Redfin). At a 99.9% sale-to-list ratio and roughly a third of homes selling above asking, it's still a market that rewards sellers who price and prepare correctly from day one.

Before listing:

  • Pull your SDAT property record and check lot size and living area.
  • Gather well, septic, HOA and permit paperwork you already have.
  • Complete the Maryland Residential Property Disclosure and Disclaimer Statement with your agent.
The County

The City of Frederick and the county's other towns

The City of Frederick is the county seat, one of 12 incorporated municipalities in Frederick County. The others are Brunswick, Burkittsville, Emmitsburg, Middletown, Mount Airy, Myersville, New Market, Rosemont, Thurmont, Walkersville and Woodsboro. Each sets its own property tax rate, which the Maryland Department of Assessments and Taxation publishes every July.

Urbana, Ballenger Creek, Monrovia, Adamstown, Ijamsville, Buckeystown and Point of Rocks aren't on that list. Urbana is a census-designated place. Its addresses generally use ZIP 21704, whose postal city is Frederick, and that ZIP also covers other unincorporated land. Ijamsville addresses use 21754. When you search by ZIP, you may see homes from more than one community.

Buying

Buying in Frederick County

If this will be your first home in Maryland, state law helps at settlement. The state transfer tax drops to 0.25%, and the seller pays it, along with the county recordation tax unless the contract says otherwise (Real Property § 14-104). Frederick County has no county transfer tax. The Maryland Mortgage Program, run by the Maryland Department of Housing and Community Development, offers 30-year fixed-rate loans and down payment and closing-cost assistance through approved lenders, with income and purchase price limits.

Check your offer position with the Buyer Readiness Score, then search Frederick County homes.
